AppFolio Alternative for Small Landlords (Under 50 Units)
If you own fewer than 50 units, AppFolio probably isn't built for you — and AppFolio says so itself. Its pricing page lists the Core plan with a note: "Minimum spend and 50 unit minimum apply." That's a fair line for a company managing 500 doors. If you have twelve, you need software sized for twelve.
We put one alternative — Property Manager Cloud, the software from the Apartment Owners Association — through the five jobs every landlord does every month, live on screen. Plans start at $15 a month for 1–10 units, and every plan gets every feature (check the vendor for current pricing).
The five-job test
A tool is only an alternative if it does all five:
- Add an applicant. Name, email, phone — the person now lives in the system. Tenant screening sits in the same menu.
- Sign the lease. Pick the property and the tenant (their email fills in on its own), set the dates, rent and deposit, finish. The lease is active with its terms at a glance.
- Collect rent. Pick the lease, the balance due is already there. Enter the amount and method; it posts to the ledger.
- Handle a repair. Pick the unit, describe the problem, set the priority and due date. It sits on the open work-orders list until someone closes it.
- Show the owner where the money went. The Complete Statements + Payments report: every charge, every payment, the running balance — ready to print or send.
Result: five for five.
Who each one is for
- 1–100 units, one simple tool: Property Manager Cloud is hard to beat on value.
- Hundreds of units with enterprise accounting: AppFolio is built for that scale.
The one thing it won't do on its own
Write your owner a monthly summary. We built an AI agent that does it from the same data — and a person approves it before it sends. Comment REPORT on the video, or grab the free template at upnexs.com/report.
