Notice to Vacate Letter from Landlord to Tenant: Free Template + 3 Checks Before You Send
Before you send a notice to vacate for non-payment of rent, check one date. Get it wrong and you could have to start over.
The 3 checks
- Days of notice your state requires. It varies by state (and sometimes city). Check yours, or ask an attorney. This is a template, not legal advice.
- The exact amount owed and the date it was due.
- The date and the way you served it (for example, certified mail with return receipt).
Where the template lives
In Property Manager Cloud: Documents → My Letters & Forms → Add Letter → Notice to Vacate for Non-Payment of Rent. The tenant's name and the property fill in from the lease, and the certified-mail line is already at the bottom.
Fill the blank — and add what the template leaves out
Fill in the number of days (after checking your state's rule). Then add a line with the exact amount owed and the date it was due. Save it once and it's ready to reuse.
What comes before this letter
Our late-rent agent sends a friendly reminder, then a firmer one, then hands the case to a person. It never sends a legal notice — those always stay with you. Get the reminder templates: comment RENT on the video or go to upnexs.com/late-rent.
