Rent Increase Letter from Landlord: Free Template + the 3 Things It Must Include

Before you send a rent increase letter, check three things:

  1. The new rent — the exact amount.
  2. The date it starts.
  3. Proof you gave enough notice — notice periods differ by state (and sometimes city), so check yours before you send. This is a template, not legal advice.

Where the template lives

In Property Manager Cloud: Documents → My Letters & Forms → Add Letter → Rent Increase Notice. The tenant's name, address and rent frequency fill in from the lease (the fields in brackets, like [LFullName]).

Fill the blanks — and add the line most templates leave out

Fill in the effective date and the new rent, then add one sentence: "This notice is given at least {N} days before the new rent takes effect." Save it once and it's in your letters, ready to reuse.

Doing it for every lease

That's where renewals slip. Our renewal agent drafts the increase using your own cap, the owner approves it first, and only then does the tenant hear anything. Free template: comment RENEWAL on the video or go to upnexs.com/renewal.
